





**Position:** HVAC Technician **Department:** Facilities Management / Maintenance **Reports To:** Chief Engineer or Facilities Manager **Position Summary** Our Facilities Management company seeks a skilled and proactive HVAC Technician to maintain, troubleshoot, and repair heating, ventilation, air conditioning, and refrigeration systems across multiple client sites. This role is critical to ensuring optimal building performance, occupant comfort, and energy efficiency. The ideal candidate will be adept at performing both planned preventive maintenance and rapid response to service calls, with a strong commitment to safety and quality workmanship. **Key Responsibilities** **1\. System Maintenance \& Performance:** * Perform scheduled preventive maintenance (PM) on a wide range of HVAC/R equipment, including but not limited to: * Roof\-Top Units (RTUs) * Air Handling Units (AHUs) * Chilled Water Systems (Chillers, Cooling Towers, Pumps) * Boilers and Heating Systems * Variable Refrigerant Flow (VRF) Systems * Direct Expansion (DX) Split Systems * Fan Coil Units (FCUs) and Cabinet Unit Heaters * Exhaust Fans and Ventilation Systems * Building Automation Systems (BAS) and controls * Conduct routine inspections, filter changes, belt adjustments, lubrication, and cleaning of equipment. * Monitor system performance using Building Automation Systems (BAS) and manual readings to ensure efficiency and identify potential issues. **2\. Diagnostics \& Repair:** * Diagnose and troubleshoot complex mechanical and electrical problems within HVAC/R systems. * Perform necessary repairs, including replacing compressors, motors, contactors, relays, valves, and other components. * Recover, evacuate, charge, and seal refrigerant systems in accordance with EPA regulations. * Respond promptly to emergency service calls and after\-hours requests as part of an on\-call rotation. **3\. Controls \& Automation:** * Interface with Building Automation Systems (BAS) to monitor alarms, adjust setpoints, and diagnose control issues. * Troubleshoot and perform basic repairs on low\-voltage control circuits, thermostats, actuators, and sensors. * Collaborate with control specialists for more complex programming and system optimization. **4\. Compliance \& Safety:** * Adhere strictly to all company safety policies, OSHA regulations, and industry best practices. * Perform Lockout/Tagout (LOTO) procedures diligently on all energy sources. * Maintain accurate records of all maintenance and repair activities within the Computerized Maintenance Management System (CMMS). * Ensure compliance with EPA Section 608 refrigerant management regulations. Possession of a valid Universal EPA 608 Certification is required. * Maintain a clean and safe work environment. **5\. Customer Service \& Communication:** * Provide professional and clear communication to clients, facility managers, and occupants regarding the status of work and repairs. * Demonstrate a strong customer service orientation when interacting with building tenants. **Qualifications \& Experience** **Required:** * High School Diploma or GED. * Minimum of 3\-5 years of experience as a commercial HVAC/R technician. * **Universal EPA 608 Certification.** * Proven experience troubleshooting and repairing complex HVAC/R systems. * Strong understanding of electrical and mechanical systems, including single and three\-phase power. * Ability to read and interpret blueprints, schematics, and control diagrams. * Proficient in the use of HVAC/R tools and diagnostic equipment. **Preferred:** * Associate degree or certificate from a recognized HVAC/R technical program. * Experience working directly for a facilities management company or a large multi\-site organization. * Familiarity with Building Automation Systems (BAS) such as Siemens, Johnson Controls, Trane Tracer, or Honeywell. * Experience with CMMS software for work orders and inventory management. * Certification in other relevant areas (e.g., OSHA 10, NATE Certification). **Technical Skills \& Abilities** * Strong analytical and problem\-solving skills to diagnose system failures. * Physical ability to lift up to 50 lbs, climb ladders, work on roofs, and in mechanical rooms in various weather conditions. * Excellent time management skills with the ability to prioritize multiple tasks. * Self\-motivated and able to work independently with minimal supervision.
