




Summary: The Design Manager leads the architectural design process, ensuring high-quality, feasible, and timely project delivery while coordinating across multiple disciplines and stakeholders. Manages consultancy services and ensures compliance with requirements The Design Manager must have a wide architectural background, leads the design process for the projects, ensuring high\-quality, feasible, and timely delivery of design outputs. This role acts as the technical authority for design decisions and coordinates across multiple disciplines to achieve project objectives. In addition, serves as the central point of coordination across multiple stakeholders, ensuring seamless communication and integration. Key Responsibilities * Investor Liaison \& Assessment: Provides recommendations on suitable plots within the project to ensure optimal utilization of land while meeting project feasibility and stakeholder expectations. * Project Planning \& Implementation: Prepares Project Implementation Strategies, conducts site yield studies, develops pre\-concepts, initial master plans, and schedules. Ensures alignment with long\-term vision and strategic objectives. * Design Leadership \& Management: Prepares project implementation strategies, site yield studies, pre\-concepts, initial master plans, Architectural Concepts and initial schedules with a focus on design feasibility and quality. Provides guidance to consultants and internal teams throughout the design process. * Scope \& Consultancy Management: Develops the scope of work for design consultancy services, including concept design, detailed design, and preparation of BOQs and tender documents (IFT \& IFC). Ensures all design deliverables align with the standards and contractual obligations. * Tender Coordination: Prepares SOWs for Design \& Build and construction packages. Coordinates with the SFM Contract and FM teams for tender issuance, review, and approvals. * Project Supervision \& Consultancy Management: Manages consultancy services for the preparation of concept designs, detailed designs, bills of quantities (BOQs), and tender documents. Oversees third\-party project management companies and supervision consultants. * Quality \& Technical Assurance: Monitors consultant performance, design outputs, and deliverables to ensure compliance with the requirements, project timelines, and budget. * Stakeholder Engagement: Liaises with internal teams, contractors, and consultants to ensure design coordination, risk mitigation, and timely resolution of technical challenges.
