**Job Title: HVAC Technician (Facilities Management)**

**Position Summary**
We are seeking an experienced and highly skilled HVAC Technician to join our facilities management team. The successful candidate will be responsible for the operation, maintenance, troubleshooting, and repair of all HVAC and mechanical systems within a portfolio of commercial high\-rise properties. This role demands a proactive, customer\-service\-oriented professional who can ensure optimal tenant comfort, system efficiency, and operational reliability in a complex vertical environment .
**Key Responsibilities**
**1\. Operations \& Maintenance**
* Perform preventive, corrective, and predictive maintenance on a wide range of commercial HVAC equipment specific to high\-rise buildings, including chillers (centrifugal, screw, scroll), cooling towers, air handling units (AHUs), fan coil units (FCUs), VAV boxes, and variable refrigerant flow (VRF/VRV) systems .
* Conduct routine inspections of mechanical rooms, risers, and plant areas, identifying and reporting abnormalities or performance issues .
* Monitor and optimize building automation systems (BAS) and energy management systems (EMS) to maintain setpoints and maximize energy efficiency .
**2\. Troubleshooting \& Repair**
* Diagnose and resolve complex system faults related to refrigeration cycles, electrical controls, sensors, compressors, pumps, and airflow .
* Respond promptly to tenant service requests and emergency breakdowns, minimizing disruption to building occupants and operations .
* Perform refrigerant\-related work, including leak testing, recovery, charging, and brazing, in compliance with EPA regulations .
**3\. Customer Service \& Communication**
* Provide a "white glove" level of service to tenants and stakeholders, communicating clearly and professionally regarding work order status and resolution .
* Own the work order (WO) process from initiation to completion using a Computerized Maintenance Management System (CMMS) .
* Coordinate with contractors, engineers, and the facilities management team on system upgrades, repairs, and new equipment commissioning .
**4\. Safety \& Compliance**
* Adhere strictly to all safety standards, building codes, and company policies .
* Ensure proper housekeeping and maintain a safe, clean working environment in all mechanical spaces .
* Participate in on\-call rotation to respond to after\-hours emergencies .
**Qualifications \& Requirements**
**Required Experience \& Education**
* **Experience:** Minimum of **5\-7 years** of hands\-on HVAC maintenance experience in a commercial, industrial, or facility management setting .
* **High\-Rise Experience:** **Proven experience working in high\-rise buildings** is **mandatory**. This must include a demonstrated understanding of the unique challenges of vertical infrastructure, such as riser systems, building pressurization, and tenant comfort in tall structures .
* **Education:** High School Diploma or equivalent required. Technical certificate or diploma in HVAC, Mechanical, or Building Services Engineering is strongly preferred .
* **Certifications:** Valid EPA Universal Refrigerant Certification is required. OSHA 10/30 certification is a plus .
**Technical Skills**
* Deep theoretical and practical knowledge of commercial HVAC systems, including chilled water systems, VRF/VRV systems, and DDC/pneumatic controls .
* Proficiency in using diagnostic tools, reading technical drawings, and troubleshooting complex system faults .
* Experience with BAS (e.g., Siemens, Johnson Controls) and CMMS platforms (e.g., Angus, ServiceNow) is highly desired .
