We are looking for a Senior Quantity Surveyor who can take ownership of project cost management from initial estimation through final account settlement. You will work closely with project managers, engineers, consultants, subcontractors and suppliers to ensure that projects remain commercially controlled and financially sustainable. This position requires someone who can balance detailed cost analysis with practical construction knowledge. You will identify financial risks, monitor project expenditure and provide accurate commercial information that supports effective decision making. Key Responsibilities **Cost Planning and Estimation:** Prepare detailed cost estimates, budgets and feasibility assessments for construction and facilities projects. **Bills of Quantities:** Develop, review and verify Bills of Quantities, quantity take offs and tender documentation. **Tender Management:** Evaluate subcontractor and supplier quotations, prepare bid comparisons and support contract negotiations. **Cost Control:** Monitor project expenditure against approved budgets and identify potential cost overruns at an early stage. **Valuations and Payments:** Assess interim payment applications, subcontractor claims and completed work valuations. **Contract Administration:** Support the administration of construction contracts, variations, extensions of time and commercial correspondence. **Variation Management:** Evaluate project changes and prepare accurate variation cost assessments and supporting documentation. **Commercial Reporting:** Produce monthly cost reports, cash flow forecasts, cost to complete projections and project financial summaries. **Risk Management:** Identify commercial and contractual risks and recommend practical mitigation measures. **Final Accounts:** Prepare, negotiate and agree final accounts with clients, consultants, subcontractors and suppliers. **Stakeholder Coordination:** Work closely with project managers, engineers, procurement teams and finance personnel to maintain accurate commercial records. **Team Support:** Provide technical guidance and professional support to junior quantity surveyors and project commercial staff. What We Are Looking For **Experience:** At least 7 years of quantity surveying or construction commercial management experience, including experience in a senior or supervisory role. **Education:** Bachelor degree in Quantity Surveying, Civil Engineering, Construction Management or a related discipline. **Construction Knowledge:** Strong understanding of construction methods, materials, procurement processes and project cost structures. **Contract Knowledge:** Practical knowledge of construction contracts, tender procedures, variations, claims and final account preparation. **Technical Skills:** Ability to prepare Bills of Quantities, cost estimates, valuations, forecasts and commercial reports. **Software Skills:** Proficiency in Microsoft Excel, quantity surveying software and construction cost management systems. **Analytical Ability:** Strong numerical, analytical and problem solving skills with close attention to accuracy. **Communication:** Ability to present commercial information clearly and negotiate professionally with clients, consultants and subcontractors. **Leadership:** Ability to supervise junior team members, manage competing deadlines and take ownership of commercial deliverables. **Professional Membership:** Membership or progress toward membership with RICS, CIOB or another recognised professional body is an advantage.
