Summary: Responsible for maintaining all aspects of facilities management for residential and commercial properties, supervising tasks related to HVAC, electrical, plumbing, security, environmental, safety, and custodial services. Highlights: 1. Manage and supervise FM team members. 2. Develop and manage facility work order systems. 3. Negotiate with contractors and vendors for maintenance services. **Position:** Assistant Facility Manager (AFM) **Department:** Real Estate **Reports to:** REAM HOD **Location / Store:** Doha **Job Summary** Responsible for maintaining all the aspect of facilities management with regards to residential, commercial tower and grounds. Perform and supervise tasks related to HVAC, electrical, Plumbing, Security, environmental, safety and custodial. **Functional Responsibilities:** · Develop and manage the facility work order system. Assign task to appropriate team members. · Oversee and provide custodial needs of residential, commercial properties. · Maintaining asset management inventory for entire property; ensuring statutory compliance for all properties. · Keep the properties safe by making sure they meet building code requirements. · Work with HOD to report problems, solutions, and cost associated. Provide a weekly status update on any pending projects. · Supervise all FM team: groundkeepers, maintenance and custodial employees. · Lead and manage FM team to ensure highest standard of client service. · Negotiate with new and existing contractors and vendors related to maintenance. · Gathering tenant feedback through tenant satisfaction survey on a periodical basis and working on improving the service accordingly · Evaluating procurement/contract services and providing recommendations for renewal and/or termination of service provider contracts · Working in coordination with all the support functions (HR, Finance, IT and marketing) to develop policies and procedures · Develop and maintain a relationship with all contractors and vendors ensuring efficient facility operations. · Implement procedures for handling, storing, safekeeping and destruction of hazardous materials. · Work with HOD to manage annual facility budget. · Regularly inspect residential and commercial properties for areas of concern. · Manage relationship with tenants as needed. · Ensure compliance and implementation of policies as they relate to residential and commercial tower. · Ensure compliance with applicable codes, laws, rules, regulations, standards, policies and procedures. · Manage contracts for repair and maintenance services provided by contractors and companies. · Coordinate with supply chain department with regards to the equipment, furniture and supplies of materials. · Prepare reports, correspondence, purchase orders, invoice for Real Estate and Asset Management and finance department. Ensure the safety and security of all the residential apartment and commercial offices. · Liaise with contractors and companies for the routine maintenance of residential. and commercial electrical and mechanical maintenance and inspection. **Corporate Responsibilities:** · To protect company's assets, resources, interest, image, information, data etc. · Ensure that all activities are being performed in accordance with approved systems and procedures. · Avoid wastage of company resources \& contribute towards better. Pay: QAR5,500\.00 \- QAR6,500\.00 per month Work Location: In person
