Lead project management, team supervision, and contractor coordination **Job Summary** We are seeking an experienced and highly skilled Facility Manager with a strong Civil Engineering background to oversee all facility operations, maintenance activities, civil works, finishing projects, and epoxy flooring applications. The candidate will be responsible for ensuring that all building systems, infrastructure, and finishing works are maintained to the highest standards of safety, quality, and operational efficiency. The ideal candidate should possess extensive knowledge in civil construction, interior and exterior finishing works, epoxy applications, preventive maintenance, project supervision, contractor management, and facility operations. **Key Responsibilities** **Facility Operations \& Maintenance** * Manage daily facility operations and ensure smooth functioning of all building systems. * Supervise preventive and corrective maintenance activities. * Monitor building infrastructure, utilities, and operational performance. * Ensure compliance with safety regulations, local authority standards, and company policies. * Prepare maintenance schedules and monitor execution. * Conduct routine inspections of buildings, structures, and equipment. * Coordinate emergency repairs and maintenance activities. **Civil Engineering Responsibilities** * Supervise civil maintenance and renovation works. * Monitor structural conditions and recommend corrective actions. * Review civil drawings, BOQs, specifications, and project documents. * Ensure quality control for all civil and finishing activities. * Manage concrete repair, waterproofing, block works, plastering, tiling, painting, and gypsum works. * Coordinate with consultants, contractors, and subcontractors. * Evaluate technical proposals and contractor quotations. * Ensure projects are completed within budget and timeline. **Finishing Works Management** * Supervise all finishing activities including: * Painting works * Gypsum ceiling installation * Partition works * Marble and tile installation * Joinery and carpentry * Aluminum and glass work * Decorative finishes * Waterproofing systems * Ensure high\-quality workmanship and finishing standards. * Conduct snagging and de\-snagging inspections. * Monitor material quality and site execution. **Epoxy Flooring \& Specialized Coating Works** * Supervise epoxy flooring installation and maintenance. * Ensure proper surface preparation and application procedures. * Monitor industrial coatings, floor hardeners, and protective systems. * Coordinate with specialized epoxy contractors. * Inspect coating thickness, adhesion, and finishing quality. * Ensure compliance with manufacturer specifications and safety procedures. **Project Management** * Plan and execute facility improvement projects. * Prepare project schedules and progress reports. * Monitor project costs and budgets. * Coordinate with vendors and suppliers. * Ensure timely procurement of materials and services. * Conduct risk assessments and mitigation planning. **Team \& Contractor Management** * Supervise maintenance teams, technicians, and contractors. * Assign work schedules and responsibilities. * Evaluate staff and contractor performance. * Provide technical guidance and training. * Ensure manpower productivity and discipline. **Qualifications** * Bachelor’s Degree in Civil Engineering. * Professional Facility Management certification is an advantage. * Minimum 5–10 years of experience in facility management and civil works. * Strong experience in finishing works and epoxy flooring systems. * Knowledge of building maintenance systems and construction practices. * Familiarity with local authority regulations and safety standards. * Proficiency in AutoCAD, MS Office, and maintenance management systems. **Technical Skills** * Civil maintenance and construction * Building finishing works * Epoxy flooring systems * Waterproofing systems * Preventive maintenance planning * BOQ preparation and estimation * Quality assurance and quality control * Contractor management * Project coordination * Budget management * Technical reporting **Soft Skills** * Strong leadership and communication skills * Problem\-solving abilities * Time management * Team coordination * Decision\-making skills * Attention to detail * Ability to work under pressure **Preferred Experience** * Shopping malls * Commercial buildings * Residential compounds * High\-rise towers * Hotels and hospitality projects **Working Conditions** * Site\-based and office\-based responsibilities. * May require emergency call\-outs and weekend support. * Frequent site inspections and contractor supervision.
