




**Job Description: Facilities Plumber** **Position:** Facilities Plumber **Department:** Facilities Management / Maintenance **Reports To:** Maintenance Supervisor or Chief Engineer **Position Summary** Our company seeks a skilled and licensed Plumber to maintain, repair, and install the potable water, sanitary, storm, and gas piping systems across our facilities. This role is essential for ensuring system reliability, water efficiency, and compliance with health and safety codes. The ideal candidate is a proactive problem\-solver who excels in both planned preventive maintenance and emergency response, minimizing downtime and disruption for building occupants. **Key Responsibilities** **1\. Maintenance \& Inspection:** * Perform scheduled preventive maintenance (PM) on plumbing systems, including water heaters, pumps, backflow preventers, water softeners, and grease traps. * Conduct routine inspections of pipes, fixtures, valves, and supports for leaks, corrosion, and potential failures. * Flush and service water heaters, calibrate temperature and pressure relief valves, and drain sediment from tanks. * Test and maintain backflow prevention assemblies in accordance with local cross\-connection control requirements. **2\. Repair \& Troubleshooting:** * Diagnose and troubleshoot complex issues within domestic water supply, waste, vent, and gas systems. * Perform emergency repairs to stop leaks, clear severe drain blockages, and restore critical services. * Repair or replace faulty fixtures (sinks, toilets, urinals, faucets), water heaters, pumps, pipes, and valves. * Utilize drain snakes, hydro\-jetters, and pipe inspection cameras to locate and clear obstructions. **3\. Installation \& Project Support:** * Install new plumbing lines and fixtures for tenant improvements, office reconfigurations, and facility upgrades. * Cut, thread, weld, solder, and braze pipes made from copper, CPVC, steel, and PEX. * Read and interpret blueprints, plumbing riser diagrams, and isometric drawings to plan and execute work. * Assist in the planning and execution of small\-to\-medium plumbing renovation projects. **4\. Compliance \& Safety:** * Adhere strictly to all company safety policies, OSHA standards, and Uniform Plumbing Code (UPC) or International Plumbing Code (IPC) regulations. * Perform Lockout/Tagout (LOTO) procedures on electrically\-powered pumps and equipment. * Maintain accurate and detailed records of all work performed in the Computerized Maintenance Management System (CMMS). * Ensure all work meets or exceeds local and state licensing and inspection requirements. **5\. Emergency Response:** * Serve as a first responder for after\-hours plumbing emergencies, such as major leaks, sewer backups, and loss of water service, as part of an on\-call rotation. * Respond quickly to mitigate water damage and restore essential services. **Qualifications \& Experience** **Required:** * High School Diploma or GED. * Valid state Journeyman or Master Plumber license. * Minimum of 3\-5 years of experience in commercial, industrial, or institutional plumbing. * Proven ability to troubleshoot and repair complex plumbing systems. * Thorough knowledge of plumbing codes, standards, and best practices. * Proficiency in reading blueprints and plumbing schematics. * Experience with a variety of pipe materials and joining methods. **Preferred:** * Backflow Prevention Assembly Tester Certification. * Experience in a facilities management or multi\-site support role. * Knowledge of medical gas systems (for healthcare facilities). * Experience with fire sprinkler systems (note: this is often a separate trade, but familiarity is a plus). * Experience using a CMMS (e.g., Maximo, Fiix, eMaint). * OSHA 10 or 30\-hour certification. **Technical Skills \& Abilities** * Skilled in the use of plumbing hand tools, power tools, and diagnostic equipment (e.g., pipe locators, inspection cameras). * Strong mechanical aptitude and problem\-solving skills. * Ability to work independently, manage time effectively, and prioritize tasks. * Excellent verbal and written communication skills for interacting with clients, tenants, and management. * Physical ability to lift heavy objects, work in confined spaces, and stand for extended periods.
